Executive Summary
This home inspection report provides an objective evaluation of the condition of the residential property located at Panchshil Apartment, Virar East. The inspection was conducted on 15th May, 2024 and carried out by Mr. Abhay Gurav in accordance with industry standards and guidelines.
The structure of the property appears to be sound, with major concerns noted regarding the Internal walls, Paint and Ceiling. However, major cracks were observed on Internal wall, ceiling in Living Room, which may require further evaluation. The plumbing system was inspected and leakage detected in Basin, also there is evidence of minor corrosion in pipe line located in Duct Area, which should be addressed to prevent future issues. The Living room and Bedroom flooring was found to have significant hollowness, likely resulting from the use of insufficient cement mortar during installation. Also, many places were found wall colour peeling so need restoration on urgent basis.

Task Summary:
- We have visually Inspected the Doors and Safety Door for Physical Damage like Cracks, Joints, Finishing, Colour Variation and Material Quality.
- We have examined of Security Features, Frame Alignment, Seals and Weather Stripping, Hardware Inspection, Accessibility or other indications of structural damage.
- We have used Level Spirit, torch for inspection and also visual inspection techniques.
1. Observations and Recommendation:

Remarks & Recommendation: If the gaps are minimal, a good mortar joint or sealant material can be used to fill the gap

Task Summary:
- We have visually Inspected the Tiles for Physical Damage like Cracks, Tiles Joints, Finishing, Colour Variation.

- 4. We have Inspected the Tiles on Floor & Dado Tiles laid Vertically.

Remarks & Recommendation: Cracks and holes observed on tiles so replace the tile with a new one.

- The opinion and observations are based on the best efforts sample basis and CPPL does not claim that all the components are inspected. Client may expect to find defects that were not among the sampled items during the inspection and free to obtain other independent opinion on the same.
- Concealed, camouflaged and un-accessible items are not covered in the report.
- In case of multi apartment building inspection is limited to unit only and does not includes inspection of common elements like elevation, common areas, stairways, Lift and Lobby, recreation amenities, parking, water tank etc.
- Inspection report is limited to the visible defects and does not include the inspection of structural component.
- The inspection report does not confirm that property is constructed using whether or not any hazardous material.
- The inspection report does not claim that whether or not property comply with any code / Bye-Law / or regulation.
- The report does not intend to express guarantee of the safety or future adequacy or performance. The input given in the report regarding adequacy, capacity, or expected risk associated to the components are general estimates based on information of similar component. With change in technology wide variations are to be expected between such estimates and actual experience.
- CPPL representative made earnest effort to discover all visible defects, however, in the event of an oversight, maximum liability must be limited to the fee paid.
- The report is made available with lots of photographs to enable client to read and correlate the issue conveniently.
- The photographs of interior areas may be difficult to read but intended to help you see areas or items that you normally would not see.
- Any picture should not be taken as the issue as limited to that area only, that may be a sample photograph and issue may be spread in nearby areas also.
- Not all the issues may be highlighted with photographs.
- The inspection report is only for the use of the client to whom it is addressed and no responsibility is accepted to any third party for the whole or any part of its contents.
- The CPPL representative is not structural engineer and does not possess any other regulatory license, CPPL strongly recommend that client should consult a qualified Licensed Contractor / Professional or Consulting Engineer before going for any repair or maintenance activity.
- This report does not certify or confirm any ownership or title of the property that has been inspected.
- We do not possess legal expertise, please take opinion of legal expert in order to ensure that there are no elements, restriction or charges contained which are likely to have detrimental effect upon the marketability of property.
- The said report should not be used as base of sale purchase or mortgage purpose, report will not hold good / for any court / legal matters.
- We or any person involved in preparation of this report does not accept any contractual or any other form of liability for any loss or damages that may happen as a result of any person using the opinion, information or data from this report for purposes other than disclosed.
